EXPERIENCE

Attorney David D. Lentz, is a lawyer located in Richmond, Virginia who generally serves Central Virginia and surrounding areas.  He has over 40 years of experience in a broad range of legal matters including criminal and civil trial work and business transactions.  He is a graduate of the University of Richmond School of Law.

Commercial real estate acquisitions and development transactional work; purchase and sale of businesses; residential home closings, commercial leasing; construction, zoning, bankruptcy, eminent domain, foreclosure, condominium, wills and estates, and general corporate litigation.  Former  Senior Counsel of Virginia Housing Development Authority.

Jury and bench trial experience in civil and criminal cases (felonies and misdemeanors).  Appellate experience before Virginia Supreme Court and Virginia Court of Appeals.  Member, U.S. District Court,  U.S. Fourth Circuit Court of Appeals and U.S. Bankruptcy Court, Eastern District of Virginia.  Was on the court-appointed lists for criminal cases in the City of Richmond, Chesterfield and Colonial Heights.

Adjunct Business Instructor:  Averett University (9/07 to 3/10).  Taught (part-time) Finance, Financial Accounting, Managerial (Cost) Accounting and International Business.  Also taught Management and Organizational Theory at Averett University’s graduate business program in 1993 as an adjunct professor.

 

EMPLOYMENT HISTORY

Sole Practitioner (2002 to present). Practice has varied based on client needs and the general economic landscape.  In recent years practice has included acting as counsel to real estate developers and contractors and providing full transactional and litigation services.  Areas of concentration are: primarily commercial real estate acquisitions , development and financing (including related limited liability company formation and documentation); commercial leasing (strip shopping center and office) purchase and sale of businesses;  IRC Section 1031 “tax-free like kind” exchanges and condominiums.   Also do considerable amount of litigation in the following areas: various types of real estate litigation such as construction law, zoning appeals, homeowner’s association law, loan workouts, refinancings, foreclosures, local government law, boundary line disputes, partition of estate property and eminent domain.  Also handle criminal, traffic, divorce, child custody.  Represented homeowner in a high profile homeowner’s association “American Flag Case”.  Handled 1031 transaction in sale of a major retail building at the former Cloverleaf Mall and the acquisition of replacement properties.  Also, was involved in putting together limited liability company documentation for several different partner/members for a large townhouse development near I-64 and Parham Road.

Paris, Blank & Brown (1998 to 2001).  General litigation practice.  Handled personal injury, products liability, construction, real estate partition, and contested wills and estate cases. Also served on the criminal and juvenile court-appointed lists in the Richmond metropolitan area.

Sole Practitioner (1990 to 1993,  1995 to 1996)  Represented commercial real estate developers in commerical transactional matters, litigation, and bankruptcy matters.  Also did divorce, bankruptcy and criminal cases.

Freed & Haskins (1987 to 1988)  Did estate planning legal work.  Focus on trusts, wills, Subchapter S corporations, marital deduction trusts, family trusts, Crummy trusts, inter vivos trusts, advance medical directives.

Senior Counsel, Virginia Housing Development Authority (1981 to 1986).  Served on loan underwriting committee for and closed construction loans for apartment projects. Assisted and advised in the closing of VHDA’s  multi-family and single family tax-exempt municipal bond issues which provided funds for the mortgage loans. Authored VHDA’s procurement regulations.

Was in the mortgage business with Financial Mortgage, York, PA (1993 to 1994) as  well as the management consulting business, International Business Associates, 1996.  Was in the securities business, Prudential Bache, from 1986 to 1988 as a registered representative.  Did asset-based lending and leasing legal work for AMF Bowling’s finance subsidiary (1988).  Held Series 7 and Commodities Licenses.  Associate attorney, Bell, Lacy & Baliles (1979 to 1981).

Authored two books: (i) a contemporary novel delving into espionage, politics and fair pay,  “Rao’s Solution”  published 2016  (see either (A) this site, or (B)  http://reasonandbalance.com ) and (ii) a nonfiction work,  “Law, Lawyers and Your Case:  A Dollars and Sense Examination,” Graduate Group (2003).  [Unfortunately, the firm that published Law, Lawyers and Your Case, www.graduategroup.com, is now under new ownership and my book is no longer available on it.  (They no longer appear to be in the publishing business at all) .  However, from time to time I may post selected sections from it on my other web-site, www.reasonandbalance.com.   There will be a lot of useful information on that site.
